Building and Pest Inspections are the most comprehensive inspection report we provide. These reports include a detailed overview of the building. They comment on any structural defects or damage, the overall condition of the property, and identified damage beyond general wear and tear.

Building Inspections

A Building Inspection provides a detailed overview of the structural condition of the property and identifies any major or minor defects or areas of concern. You will receive a comprehensive report detailing the findings during the Building Inspection and recommendations for current concerns and future maintenance.

Pest Inspections

A Pest Inspection provides a detailed report on the current condition of the property and identifies timber pest attacks, treatment barriers, and conducive conditions for termites. You will receive a comprehensive report detailing the findings during the Pest Inspection and recommendations for conducive conditions and pest management systems.

When conducting a Building and Pest Inspection, Building Inspection, or New Construction Handover/Stage Inspection we will inspect all visible and accessible areas of the property.

A pre-purchase building and pest inspection determines the structural integrity and current condition of the property at the time of inspection. We identify any Major or Minor defects as per the Australian Standards and QBCC Standards and Tolerances Guide in the following locations based on the type of inspection you have selected: external and internal walls, ceilings, sub-floor, roof spaces, roof exteriors, floors, patios and pergolas, retaining walls, sheds and yard spaces surrounding the property. We also pay particular attention to wet areas such as kitchens and bathrooms.

Using non-invasive techniques and equipment our highly experienced inspectors identify termite damage and conducive conditions, high moisture, concealed defects, damage and any serious safety concerns. All inspections are thorough and reports are detailed, as well as inclusive of photos alongside explanations of findings.

We encourage everyone purchasing a new property to conduct a Building and Pest Inspection once your contract has been signed or prior to auction. Understanding the overall condition of the property is essential to ensuring you are making a good investment. Most properties will have some form of Major defect detected during our comprehensive inspections in accordance with the Australian Standards and QBCC Standards and Tolerances Guide. A Major defect does not mean the property contract should fall through. Some Major defects are easily rectified and identification of the defects allows you to consider and calculate additional costs. The purpose of your inspection report is to highlight immediate and future maintenance so that you can seek quotes and calculate maintenance and repair costs prior to settlement. With the current market in 2023 it is important to know where you stand financially when purchasing a property. It is also essential to arrange your inspection early due to shorter contract times such as 7, 10 or 14 days for Building and Pest Inspections. We provide 24 Hour turn around on reports, with same day reporting also available, and encourage you to attend inspections to assist with shorter Building and Pest clause time frames.
