What Is a Building and Pest Inspection?

A building and pest inspection is a professional assessment of a property’s condition before purchase.

The inspection is designed to identify:

Many issues are not visible during open homes or are hidden behind fresh paint, furniture, or cosmetic renovations. The reality is sellers and real estate don’t want you to see the defects, they want you to imagine your life in this property and make a decision with your heart, and not your head.

Why Buyers Should Never Skip an Inspection

Many buyers assume:

  • “The house looks fine.”
  • “It’s newly renovated.”
  • “The seller already has a report.”
  • “The real estate agent said there are no issues.”
  • “It’s only a couple of years old”

Unfortunately, we regularly inspect properties where significant defects were not obvious during inspections or open homes and those defects don’t descriminate on age or property type. We also find pre sale reports or real estate recommended inspectors typically deliver light on reports that don’t show the true condition of the property or have missed important defects (for example live termites!!). These reports also typically have a clause in their Terms & Conditions that states the report is for the person who has commissioned it only, leaving potential for no recourse on the missed findings for potential buyers, who are left with expensive problems that were never identified prior to purchase.

A Cheap and Inspection Can Become Very Expensive

Not all building and pest inspections are equal, and not all building and pest inspectors are equal in how they inspect and report. A cheap inspection usually is indicative of the quality of inspection and reporting you are going to receive.

We regularly hear from clients who previously received:

  • Very short reports (one report was 7 pages – wild!!)
  • Generic checklists showing conditions of a property eg. This is a door. It is in fair condition
  • Limited commentary such as explanations on defects, rectifications required and trades to engage
  • Minimal photos (the same short report had around 10 photos only – we had over 100!)
  • Reports that missed major issues. In multiple instances we have found live termites and termite workings on properties that had already been inspected pre sale and given the all clear!

Some pre-sale inspection reports can be surprisingly brief and may not provide buyers with the full picture of a property’s condition. One such example was a pre sale report a client had been given that was 7 pages long, vs our 70 page pre purchase report. We had over 100 photos. They had around 10 in total.

A comprehensive inspection should provide detailed findings, clear explanations, supporting photographs, and practical information that helps buyers make informed decisions. Follow up with the inspector should also be offered to ask more questions, and find out further information on next steps once the report has been read.


Even New Homes Can Have Serious Defects

One of the biggest misconceptions in Brisbane’s property market is that new homes don’t need inspections. We inspect properties during construction, known as Stage Inspections, and at Practical Completion or Handover Stage, as well as 12 month defects Inspections. We regularly have hundreds of photographs of defects and reports over 100 pages for new construction. It doesn’t matter the property age, we highly recommend engaging an independent building and pest inspector to inspect your property prior to purchase or during and after your build.
