why get a building and pest inspection?

Building and Pest Inspections are our most comprehensive inspection and are recommended when purchasing any new property. A Building and Pest Inspection (BPI) report includes a detailed overview of the current condition of the property, including the building structure as well as identifying timber pests and termite management systems. Building and Pest Inspectors inspect the visible and accessible areas of a property to determine the structural integrity and current condition of the property. We identify any major or minor defects as per Australian Standards and QBCC Standards and Tolerances.

An inspection covers the external and internal walls, ceilings, sub-floor and roof spaces, roof exteriors, floors, patios and pergolas, retaining walls, sheds and yard spaces surrounding the property. We pay particular attention to wet areas such as kitchens and bathrooms for high moisture readings or leaks. Using non-invasive techniques and equipment inspectors identify live termites, termite damage and conducive conditions, high moisture or water leaks, concealed defects, damage and any serious safety concerns.

Building and Pest inspections are thorough and reports are detailed, as well as inclusive of photos alongside annexures explaining findings. A BPI report details conducive conditions that may result in pest attacks and identifies any current attacks or existing termite workings and damage. Timber pests include termites, wood rot, wood borers and chemical delignification. This report allows you to act on any present concerns or identify potential future problems and access trades to calculate associated costs with repair or maintenance.

After reading this type of report you will have an in depth understanding of the current condition of the property. Your report will include the identification of major and minor defects. This is the most common inspection we conduct as it provides you with an overall insight of the property. It will include any building and timber pest concerns that exist, as well as pointing out any hidden problems that may not be obvious to the untrained eye.

We complete each Building and Pest Inspection using the most accurate and non-invasive equipment and techniques to ensure that you can purchase your property with confidence. One piece of equipment we carry is the Termatrac T3i All Sensor which uses radar, moisture or thermal detection. The unique 3-in-1 design incorporates Termatrac’s patented radar technology, relative and direct moisture sensor as well as a thermal sensor for extra confidence. The T3i All Sensor was designed to help operators locate, confirm and track the presence and extent of termite and other pest activity. We use this equipment throughout the property to inspect accessible areas such as walls, floors, and ceilings for timber pests, leaks or potential excess and unexplained moisture.

The Tramex Moisture Meter provides an instant and accurate moisture reading to surfaces such as cabinetry, drywall, plaster and masonry. This non-invasive equipment provides a detailed understanding of any surfaces within the property that require further investigation. If a high moisture reading is identified your inspection report will detail the pin point location/s where high moisture has been observed and recommend appropriate trades. 

Our Thermal Imaging Camera is the perfect tool for identifying where water leaks are occurring and what may be causing the water ingress. This powerful device converts thermal imaging into a picture.
