Quotes are based on the size of the house, not the price of the property. Your comprehensive building and pest or stage and handover inspection will include the onsite inspection, a detailed report as well as comprehensive follow up to answer your questions. Building and Pest Inspections take on average 1-1.5 hours to complete; however, this can vary depending on the size and condition of the property. Once the inspection has been conducted your inspector will then complete and send the inspection report and conduct follow up consults with clients. Building and Pest Inspectors inspect the visible and accessible areas of a property to determine the structural integrity and current condition of the property. We identify any major or minor defects as per Australian Standards. An inspection covers the external and internal walls, ceilings, sub-floor and roof spaces, roof exteriors, floors, patios and pergolas, retaining walls, sheds and yard spaces surrounding the property. We pay particular attention to wet areas such as kitchens and bathrooms. Using non-invasive techniques and equipment inspectors identify termite damage and conducive conditions, high moisture, concealed defects, damage and any serious safety concerns. Building and pest inspections are thorough and reports should be detailed, as well as inclusive of photos alongside explanations of findings.

A Building and Pest Inspection Report is only accurate for the condition of the property at the time of the inspection. If you are comfortable that the inspection was carried out by an unbiased third party and it was within approximately two months’ time frame you could take it into consideration. We do however always recommend getting an inspection done by your own independent inspector, particularly when purchasing such a large investment. Major Defect:  A defect of significant magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property (As per Australian Standards AS 4349.0-2007)

Minor Defect:  A defect other than a major defect (As per Australian Standards AS 4349.0-2007)

All inspections are conducted as per the Australian Standards, and QBCC Standards and Tolerances Guidelines.

Regardless of the property you are purchasing it is always recommended to request a Building and Pest Inspection as a condition of your purchase contract. A pre-purchase inspection report will list any Major or Minor defects identified alongside photo evidence and information. This will inform you of the current condition of the property with recommendations as to further inspections or trades to be engaged. It can also assist you in determining immediate and future maintenance and repairs, and the costs associated.

Legally we cannot give you estimated quotes on maintenance or repairs; however, we can identify the defects that you need to be aware of to help you make an informed decision and seek your own independent quotes prior to your contract settling. Our reports highlight general wear and tear as well as major and minor defects and any safety concerns. In the event that a defect is identified we always recommend follow up services to be engaged for follow up.

Yes, we always recommend a handover inspection. We conduct handover inspections on new build constructions to ensure you are receiving a quality build at handover before making the final payment. We also conduct Stage Inspections at the 5 critical stages of your build. These include the following:
Stage 1: Pre-Slab Concrete Pour Inspection
Stage 2: Frame Inspection 
Stage 3: Lock Up/Pre-Plaster Inspection
Stage 4: Fixing Stage/Waterproofing/Pre-Paint Inspection
Stage 5: Handover/Practical Completion Inspection 

We can identify any areas of the build that may have been overlooked, not completed to Australian Standards and QBCC Standards & Tolerances Guide or not finished to a high quality. Our inspectors are incredibly thorough and detail orientated. During the inspection they will identify, dot out, photograph and report on all the defective or unfinished work within the property. This allows you to correspond with your builder to ensure the property is finished to a high standard.
