How much does a building and pest inspection cost?
A building and pest inspection quote is based on each individual property. When you enquire about a quote and our availability to conduct your inspection, we will immediately ask for the property address. Why? This allows us to determine the size of the property, looking at number of bedrooms, bathrooms, living areas, kitchens etc, and whether the house is single or double storey. We also look at the number of outbuildings such as detached garages, granny flats, sheds or additional structures on the property. We take note of the garden and landscaping, and whether the property is on acreage or in town on a standard sized block.
What Can Increase the Cost of a Building and Pest Inspection?
There are a couple of specifics that we are looking for that may add to the price slightly for a comprehensive building and pest inspection. These include a subfloor space under the home that requires inspection. These areas are often the perfect location for termites due to the presence of leaks or high moisture readings usually being present, and can also be very tricky to inspect due to tight crawl spaces. Additional outbuildings or granny flats with plumbing including second kitchens and additional bathrooms would also add an additional small cost as a result of requiring a comprehensive inspection to determine leaks or evidence of high moisture. If there are extra dwellings such as granny flats or detached garages on the property these usually also require access to the roof and roof space as well as a comprehensive overall inspection.
Do We Offer Standard Pricing for Building and Pest Inspections?
We have standard pricing for properties such as 5 bed 3 bath homes, 4 bed 2 bath homes, 3 bed 2 bath homes, 3 bed townhouses, 2 bed townhouses, 2 bed units, 1 bed unit or studio spaces etc. When a property is slightly larger, we quote according to the individual property. For example, a large acreage dual living home, or a 6 bed property with 4 baths would be individually quoted. These would be individually price based on the size of the property and the additional time it would take to inspect.
Do We Quote a Property Inspection Based on the Listed Sale Price?
At Informed Building Inspections we do not take into consideration the listed sale price when quoting a building and pest inspection. We are looking purely at the size of the property and the number of bedrooms, bathrooms, living rooms, kitchens etc. We like to ensure our pricing is fair and reasonable across all properties inspected.
