Building a home in South East Queensland—whether in Brisbane, the Sunshine Coast, or Gympie—is one of the biggest investments most people will ever make. It’s exciting, stressful, and—if I’m being honest—a process where things can and do go wrong. That’s where independent building inspections come in.

From the building inspectors side of the fence, we’ve seen everything: immaculate builds that run like clockwork (a great site supervisor makes all the difference), and others where a single overlooked detail snowballs into a building nightmare. If you’re planning a build and considering hiring an independent building inspector in Brisbane, Sunshine Coast or Gympie, here’s what you should know—and how to make the most of it.


Why Independent Building Inspections Matter in South East QLD

Your builder will have their own checks and certifications, but their priorities don’t always perfectly align with yours. Independent inspectors work for you, not the builder.

We’re looking for:

  • Work that is in line with the Australian Standards and QBCC Standards and Tolerances
  • Workmanship quality
  • Potential long-term issues (not just what passes today)

Most new builds benefit from inspections at critical stages:

Before concrete is poured, we check:

Miss something here, and it’s literally set in stone.

2. Frame Stage
This is where structural integrity is assessed:

  • Wall alignment
  • Bracing and tie-downs
  • Roof framing has been plumbed and straightened

We have had reports with 400-500 photos at this stage with frames that significantly out of plumb across the structure—something that would’ve caused major issues later, as well as significant areas incomplete or works missed.

3. Lock-Up Stage
When windows, doors, and external walls are in place:

  • Weatherproofing
  • Window installation
  • External finishes

This is often where shortcuts start showing up.

4. Fixing Stage
Internal elements like plaster, cabinetry, and waterproofing:

  • Bathroom waterproofing (a big one)
  • Internal finishes
  • Fixtures

Waterproofing failures are one of the most common and expensive defects I see. Done wrong, it can take years before problems appear. We regularly see waterproofing that needs to be rectified in multiple areas.

5. Practical Completion Inspection (PCI)
Your final walkthrough before handover:

  • Cosmetic defects
  • Incomplete work
  • Functionality of fixtures

This is your last major chance to get things corrected before you move in andwe have had reports that are over 100 pages in defects when the builder has stated the property is “ready for Handover”.


Common Pitfalls We See

After years in the field, a few patterns stand out:

Rushing the process
Deadlines are important—but rushing often leads to mistakes. I’ve seen builds pushed to meet handover dates with obvious defects still present.

Assuming “it’ll be fine”
Small issues rarely stay small. A poorly sealed window today can become water damage tomorrow.

Not documenting issues
If it’s not written down, it didn’t happen. Always ensure defects are recorded clearly and formally and preferably prior to Handover to ensure they are rectified.


Real Stories from Site

This is where things get real. These are the kinds of situations that highlight exactly why independent inspections matter.

The Worst Concreting We’ve Ever Seen
We were brought in at handover—far too late. What may have looked acceptable from a distance, upon closer inspection revealed poor finishing, inconsistent levels, cracking, and drainage issues already forming. Because it wasn’t inspected pre-pour or during curing, the opportunity to correct it properly was long gone. What should have been a straightforward process became a costly dispute that extended to both the slab and the driveway.

The Silent (or Hostile) Site Supervisor
We’ve had multiple occasions where site supervisors simply don’t respond—or worse, are openly dismissive or rude when defects are raised. A professional build should welcome scrutiny, not resist it. When communication breaks down, it’s often a red flag that quality control isn’t where it should be.

Trades Leaving a Trail of Poor Workmanship
From badly installed waterproofing to misaligned cabinetry and substandard finishes, we’ve seen trades walk away from work that should never have passed even a basic check. In many cases, these defects weren’t hidden—they just weren’t being properly managed.

Workmanship Given the Tick of Approval – From a Distance
On many occasions a slab prep or frame or overall build has been given the green light from a certifier or private inspector – who clearly hasn’t attended onsite because defects are evident. The assurance given from the builder around their certifier or own inspector having been onsite in our experience does not mean the same level of care and inspection as is taken when we conduct our comprehensive onsite inspections and reporting.

Four Site Supervisors, One Build
Continuity matters. We’ve inspected builds that have gone through four different site supervisors from start to finish. Each handover introduces gaps in knowledge, accountability, and oversight. The result is often inconsistent quality and missed defects along the way.

Engineering Plans Withheld as “Intellectual Property”
In one case, we requested engineering plans to verify structural compliance—standard practice for a proper inspection. The builder refused, stating the documents were the intellectual property of the framing company. Without access to those plans, it becomes significantly harder to confirm whether what’s been built actually aligns with the engineering intent. Transparency is critical in construction, and withholding essential documentation raises serious concerns about accountability and compliance.

Paying for a Response to Defects
One of the more concerning trends we’ve encountered recently is builders advising clients they can obtain independent inspections—but then charging the client to review and respond to the report. In some cases, the level of response depends on how much the client is willing to pay, with higher “packages” including explanations, photos, or confirmation of rectification. These can be in the hundreds of dollars per stage inspection response.

Let’s be clear: addressing defects in your own work should not be a paid upgrade and if work is completed to a high standard, inspections should be welcomed instead of barriers put up by builders to deter clients.


The Other Side of the Industry

It’s not all negative—and it’s important to say that.

We also work with builders who actively want independent oversight. Some are engaging inspectors at their own cost, purely to ensure their processes are tight, their trades are accountable, and their builds meet a higher standard.

These builders:

  • Encourage transparency
  • Act quickly on defects
  • Use inspections as a learning tool
  • Aim for consistency across all projects

And it shows in the final product.


How to Work Effectively with Your Inspector

To get the best value from inspections:

  • Engage early – Don’t wait until problems arise
  • Be present if possible – You’ll learn a lot walking the site and asking questions (with appropriate approvals)
  • Ask questions – A good inspector will explain, not just report and site supervisors and builders should do the same and welcome inspections of their quality work
  • Stay objective – It’s not about conflict; it’s about quality
