Obstructions and Inaccessible Areas:
During an inspection we inspect all accessible areas of the property including internal and external locations. This includes inspection of the roof space and roof exterior (where height restrictions are not exceeded), and the surrounding yard space and fencing. We list any areas that are unable to be accessed. This may occur due to obstructions, height restrictions, safety, furniture, the style of build, or locked entries. This is noted in photographs at the start of your report with future inspection recommendations made. We go above and beyond to ensure as much of the property as possible is inspected.



Safety Hazards:
We list Safety Hazards next in our reports. As the name suggests safety hazards are anything that without immediate rectification could present a serious danger. These could include smoke alarms, broken glass, hot water systems, gas related defects, electrical safety concerns or trip/fall hazards. In extreme cases this may include areas that are structurally unsafe and require immediate attention due to potential structural failure. For each hazard we include a photograph and explanation as to the hazard, rectifications required and trades to engage.



Major Defects:
The next area of our reporting covers Major Defects as per the Australian Standards. Major Defects are detailed as per their location and include photographic evidence of the defect, explanations of the rectifications required, and the trades to engage. Major Defects are problems that require immediate attention. They can include items such as missing sealant/grout, structural damage or concerns, high moisture readings, plumbing leaks, roof defects that could result in moisture ingress, wood rot and much more. Major Defects are areas of concern that we would recommend getting a quote for rectifications from the appropriate trades, and rectifying on possession, or prior to taking possession to ensure the property does not deteriorate further.



Minor Defects:
As the name suggests, Minor defects don’t require immediate attention. They can be scheduled as items to rectify as required or to monitor in case they continue to deteriorate. At Informed Building Inspections we conduct comprehensive inspections and choose to report on Minor Defects. We therefore include minor defects to assist our clients in future property maintenance and in making decisions around property purchases.



Timber Pests:
The Timber Pest section of our reports covers multiple areas, including evidence of 4 types of timber pests. These include termites, wood rot, wood borers and chemical delignification. We also detail whether there appears to be a termite management system in place, and whether it has been breached by the installation of external fixings. It is recommended to check with the installer of the termite management system whether it has been maintained, requires replenishment or a new system installed. In addition, we report on conducive conditions that could result in timber pests such as termites. Conducive conditions caused by excess moisture, poor drainage or water leaks are commonly identified.



Overall Summary:
