So, you’ve found the property. The deck catches the morning sun, the kitchen’s been renovated, and the location ticks all the boxes. But before you pop the champagne—have you booked your pre-purchase building and pest inspection?

If you’re buying property in Brisbane, the Sunshine Coast, or Gympie, this step isn’t just a formality—it’s one of the most important decisions you’ll make in the buying process.

🔍 What Is a Pre-Purchase Building & Pest Inspection?

A pre-purchase inspection is a comprehensive assessment of a property’s current condition and includes inspection for structural integrity and pest activity—especially termites, which are widespread across South East Queensland. It’s designed to uncover issues that aren’t visible during an open home or standard walkthrough, or to the untrained eye.

Our comprehensive inspections include assessing:

  • Structural integrity of the building and surrounds
  • Signs of termite and timber pest activity or past damage + termite management systems, breaches and conducive conditions for timber pests
  • Roof space, subfloor, and exterior elements including yard space, fencing, retaining walls, and external structures
  • Moisture issues, high moisture readings, leaks, drainage problems, and water damage
  • Safety Hazards such as exposed wires, broken glass, immediate structural concerns, missing smoke alarms, metal backed insulation etc
  • Major Defects as per the Australian Standards such as structural cracking or concerns, high moisture readings and leaks, roof damage, untradesman like work or installations, just to name a few.
  • Minor Defects as per the Australian Standards such as minor damage or wear and tear, broken door stops, cabinetry requiring adjustment, damaged fly screens, just to name a few.
  • This list is an example, and not exhaustive. For an example of our inspections and reporting, we welcome clients to request a sample report.

🐛 Why You Can’t Afford to Skip It in Queensland

Queensland’s warm, humid climate is ideal for termites and timber decay. In fact, 1 in 4 homes in high-risk areas will experience termite damage during their lifetime. And unlike cosmetic issues, structural or pest-related damage can lead to major repair bills down the line.

A pre-purchase inspection can:

  • Save you thousands in unexpected repairs
  • Give you negotiating power whilst under contract for rectifications
  • Protect your investment—and your peace of mind
  • Help you make an informed, confident decision in moving forward with a contract on a property

🌴 Local Knowledge That Matters

We’ve inspected thousands of properties across Brisbane, Sunshine Coast, and Gympie—from beachside apartments in Mooloolaba to character homes in Gympie’s hinterland, luxury properties across the Sunshine Coast and Brisbane, and everything in between! Every area has its quirks, and we understand the local risks that impact homes in different zones.

Here’s an example of what we may look for by region:

  • Brisbane: Older homes and flood-prone areas
  • Sunshine Coast: High termite activity and salt air damage
  • Gympie: Timber homes on acreage with subfloor access, soil movement and high termite activity

We use moisture meters, alongside our non invasive equipment, and years of local experience to spot issues others might miss.
We don’t just report on the Majors, instead providing an incredibly comprehensive inspection and report detailing the Safety Hazards and Major and Minor Defects as per the Australian Standards.

📑 What You’ll Get in Your Inspection Report

You’ll receive a clear, jargon-free, unbaised and independent Building and Pest Inspection report delivered within 24 hours (same day turn around is what we aim for though) that includes:

  • A detailed and comprehensive report on the current condition of the property
  • High quality photos of any issues with comments on defects, rectifications required, and trades to engage
  • A summary of urgent repairs or safety concerns (Safety Hazards and Major Defects)
  • Future maintenance required and recommendations (Minor Defects plus Major Defects)
  • Attend onsite to walk through major findings and discuss findings onsite. Reports can be daunting as we are identifying the negative issues with a property, so this allows clients to understand findings and rectifications required.
  • A phone call or email follow up if you’d like to discuss the findings once you’ve had a chance to read through the report

🛠️ Prevention is Power

Even if the home looks great on the surface, hidden issues could cost you tens of thousands later. A leaking shower, minor roof damage, or undetected external termite activity might not be complete deal-breakers—but knowing about them gives you options.

Negotiate. Walk Away. Or Buy with Confidence.

Unfortunately in today’s property market, the sad reality is that cover ups occur and not all inspectors conduct a comprehensive inspection. It is important to do your research, have conversations and engage a quality inspector and company with a reputation for comprehensive inspections that you can trust.
