Building and pest inspections are recommended for anyone purchasing a new property. Once your contract has been accepted and signed you will have a designated period of time to conduct your inspection. Purchasing a home or investment property is one of the biggest investments you’ll make and can come with unexpected building costs that can add up very quickly. Consequently it is essential to get a building and pest inspection as it allows you to calculate immediate and future maintenance, as well as identify any hidden defects before closing on a contract.

Our inspections start at $219 for a building inspection only and $329 for a building and pest inspection. Our prices are based on the size of the property including the number of bedrooms and bathrooms. Your inspection will include the onsite inspection, a detailed report as well as a comprehensive follow up phone call. Quotes are available via our website or by phone. Please contact us for a personalised quote based on your property.

  • If you are purchasing a property you should engage an independent building and pest inspector once your contract has been approved and signed. If it is an auction you may arrange an inspection before you bid.
  • Property owners looking to perform routine maintenance, renovate or identify areas of concern within their existing property may engage a building inspector to ensure their property remains in good condition.
  • Your property has sustained damage and you are looking for an independent building and pest inspector to provide a report for insurance or repair purposes.
  • You are looking to sell your property and want to provide a building and pest inspection report for prospective buyers. This can also allow you to identify and fix any existing areas of concern before listing your property.

Building and Pest Inspections take on average 1-1.5 hours to complete; however, this can vary depending on the size and condition of the property. Once the inspection has been conducted your inspector will then complete and send the inspection report and conduct follow up consults with clients. We guarantee you will receive your report within 24 hours of your inspection, with SAME DAY reporting also available. We also ensure you will receive the best building and pest inspector with extensive industry experience on the Sunshine Coast, Scott, to conduct your inspection.

Our first recommendation when choosing a building and pest inspector is to ensure you can speak directly with the inspector who will be performing your inspection. We also agree price is important; however, when purchasing such an expensive investment a small price difference shouldn’t determine your choice in inspectors or companies. Speaking directly to the inspector will allow you to gauge their level of experience and knowledge within the industry. It also provides the opportunity to ask questions specific to your inspection.

At Informed Building Inspections we are an independently owned business, where you are guaranteed that your inspection will be performed by a highly trained building and pest inspector and licensed builder. Scott is our highly experienced owner. He is assisted by Emily in the office who provides support and scheduling.

Scott has nearly 30 years’ experience as a Licensed Builder, and over 5 years conducting Building and Pest Inspections. During this time he quickly transitioned into the National Manager of Inspectors role in which he was training and overseeing inspectors Australia wide. Scott is very detail orientated, extremely thorough and has a wealth of knowledge when it comes to inspections and the building industry. He is always happy to answer your call as well as any questions you may have about your property inspection.

Purchasing a property is one of the biggest investments you will make. Consequently as you would carefully select and insure a car, it is important to ensure your purchase of a property is a safe and secure investment. By getting a building and pest inspection we can help to educate you on the current condition of the property. As a result we ensure that in the future you are not going to be hit with unforeseen expenses on defects that a building and pest inspection would have identified. We help you to be informed regarding your purchase, and ensure it is the right choice for you into the future.

Building and Pest Inspectors inspect the visible and accessible areas of a property to determine the structural integrity and current condition of the property. We identify any major or minor defects as per Australian Standards. An inspection covers the external and internal walls, ceilings, sub-floor and roof spaces, roof exteriors, floors, patios and pergolas, retaining walls, sheds and yard spaces surrounding the property. We pay particular attention to wet areas such as kitchens and bathrooms. Using non-invasive techniques and equipment inspectors identify termite damage and conducive conditions, high moisture, concealed defects, damage and any serious safety concerns. Building and pest inspections are thorough and reports should be detailed, as well as inclusive of photos alongside explanations of findings.

A Building and Pest Inspection Report is only accurate for the condition of the property at the time of the inspection. If you are comfortable that the inspection was carried out by an unbiased third party and it was within approximately two months’ time frame you could take it into consideration. We do however always recommend getting an inspection done by your own independent inspector, particularly when purchasing such a large investment. If you are unsure on conducting an independent inspection, we recommend that you give Scott a call to discuss your concerns and the inspection process.

Major Defect:  A defect of significant magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property (As per Australian Standards AS 4349.0-2007)

Minor Defect:  A defect other than a major defect (As per Australian Standards AS 4349.0-2007)

All inspections are conducted as per the Australian Standards, and QBCC Standards and Tolerances Guidelines.

Regardless of the property you are purchasing it is always recommended to request a Building and Pest Inspection as a condition of your purchase contract. A pre-purchase inspection report will list any Major or Minor defects identified alongside photo evidence and information. This will inform you of the current condition of the property with recommendations as to further inspections or trades to be engaged. It can also assist you in determining immediate and future maintenance and repairs, and the costs associated.

Legally we cannot give you estimated quotes on maintenance or repairs; however, we can identify the defects that you need to be aware of to help you make an informed decision and seek your own independent quotes prior to your contract settling. Our reports highlight general wear and tear as well as major and minor defects and any safety concerns. In the event that a defect is identified we always recommend follow up services to be engaged for follow up.

Yes, we always recommend a handover inspection. We conduct handover inspections on new build constructions to ensure you are receiving a quality build at handover before making the final payment. We also conduct Stage Inspections at the 5 critical stages of your build. These include the following:
Stage 1: Pre-Slab Concrete Pour Inspection
Stage 2: Frame Inspection
Stage 3: Lock Up/Pre-Plaster Inspection
Stage 4: Fixing Stage/Waterproofing/Pre-Paint Inspection
Stage 5: Handover/Practical Completion Inspection

We can identify any areas of the build that may have been overlooked, not completed to Australian Standards or not finished to a high quality. Scott is incredibly thorough and detail orientated. During the inspection he will identify, dot out, photograph and report on all the defective or unfinished work within the property. This allows you to correspond with your builder to ensure the property is finished to a high standard.
